Overview

Grind and seal cuts the slab to the required level of aggregate exposure, then protects it with a topical sealer rather than densifying and polishing it. It reaches a comparable appearance to polished concrete at lower cost and in less program time, which is why it is so often the right call on warehouses, workshops and speculative fit-outs.

The trade-off is maintenance. A topical sealer is a wearing layer — it will need recoating on a cycle rather than lasting the life of the slab. We are explicit about that cycle up front so it can be costed into the building's maintenance budget instead of arriving as a surprise.

Scope of works

  • Mechanical grinding to the specified exposure level
  • Crack and joint treatment
  • Topical sealer application — solvent or water-based
  • Optional anti-slip additive for wet or graded areas
  • Recoat scheduling and maintenance guidance

What we will tell you up front

The sealer is a topical layer, not part of the slab. In high-traffic or forklift-trafficked areas it will show wear and require recoating — that is inherent to the system, not a defect. Where a floor needs to survive decades without recoating, mechanically polished concrete is the correct specification and we will recommend it instead.
